7-Acre Farm - Pasture Land
& Some Plantable Acreage

This small farm, a tad under 7 acres, is located just off
Provincial Route 146 about 15 miles from the center of San Rafael in a
community known as Algorrobal. It is situated on a dirt road
100 to 200 yards from the highway.

Currently the property is not being farmed, and has not been for years.
Some of the land on the property looks pretty good, but I would estimate
that only about 5 acres are really usable. Another two acres are low land
that would not be apt for planting.

There are a few apricot trees, some quince trees, and various other
trees, such as poplar, etc. There is also an old house on the property
that should probably be torn down, but might be able to be used as a
barn for a horse if you didn't particularly like the horse.

There are electric lines on the property, and the neighbors are
allowing a neighbor to let a horse pasture there. When I was there to
snap photos I was bothered by mosquitoes, which the owners claim
are not usually a problem. It is true that we have had a lot of rain
lately (more than usual) but there is some lowland abutting the property
which may contribute to bugs during wet times, which are rare. Clearing
the land may help some.

There are water irrigation rights for the property. Taxes and water
irrigation fees should total much less than US$100 per year.
The owners are firm on a price of US$5,900. There is an additional
buyer's commission of US$500 which would bring the total to US$6,400.
