This 210-acre farm (86.7 hectares) just west

AGRICULTURAL INCOME

Production Includes:
-- 15 Hectares Plums (27 acres)
-- 7 Hectares Grapes for Raisins (17 acres)
-- 1700 Walnut Trees (equivalent to 22 acres)
-- 25 mature olive trees, quince and apricots

The raisin grapes are white seedless Sultanas
(known as Thompson Seedless Grapes in the
USA) and command a much higher market price
than other raisins. The entire crop is under
hail netting -- a combination of parral and
trellis-style. They are sold under contract
for an excellent price, including picking.
They typically produce about 15,000 kilos
per hectare (100,000 kg total).

The plums are the French D'Agen variety,
the preferred sugar plums for prune
production in South America. The operation
has 1.5 hectares (3.7 acres) devoted to drying
racks because income is substantially higher
if the fruit is sold ready as prunes as opposed
to marketed fresh at harvest time to the
various drying houses in the area. Annual
plus harvest has been as high as 200,000 kg.

Quince harvest averages 4,000 kg per year,
and harvest from apricots and olives is
limited.

The walnut trees will be the biggest
income producer on the farm in the future.
They were planted about 8 years ago and reach
full production in 8 to 10 years. This season
should see a significant harvest.

Fruit and nut yields the past two years
were significantly impacted by frost.

HOME FEATURES

The house -- custom built by a leading local
architect -- has 2 bedrooms ensuite, a kitchen-
dining room and other nice features which
includes a fully-equipped laundry room leading
off the kitchen and 2 garages. Both garages
can be converted to bedrooms if desired.

The home comes fully furnished with antique and
up-market furnishings, all of the highest quality.
This sale even includes the artwork on the walls.

There is beautiful travertine flooring in the
living area and lovely solid wood flooring in the

The fruit production is watered by canal
irrigation rights which are attached to the
deed via the Rio Diamante. The property has
34 hours of definitive water rights, and for this
reason is able to irrigate the entire property
using flood irrigation. Water irrigation fees
for 2022 totalled approximately US$1,000.
