Modern House on 30 Acres in General Alvear

This is a completely remodeled 2-bedroom, 1-bath house with new
addition on a 12.08 Hectares (30 acres) finca. This property is situated
13 kms. from the center of General Alvear, a clean and modern agricultural
town of 45,000. General Alvear is south of San Rafael on the route to
Buenos Airs. Most of the overnight buses to the capital stop there.

The property is 300 meters by 400 meters, located at Calle 10 and Calle P 700.
There is a well maintained asphalt road from town, with the final 700
meters of road being gravel. The farm has 1 hectare of Damascos (apricots)
approximately 10 years old. While apricots are not normally a good cash crop,
they brought 60 centavos this year, and were well worth the harvesting.
There is 1 hectare of new D'Agen plums, for drying for prunes.
They should start producing in 3 years. Various manzana (apple) alamos
(poplar) and duraznos (peaches) dot the canals and fields. Another 7
hectares can be planted with a little preparation.

The earth is of very high quality, which is not always the case - soil
quality fluctuates widely from area to area. This is borne out by Aldo's
fully producing peach and plum farm across the street. There was a vineyard
planted on my finca which did extremely well, so the locals tell me, but it
got old and quit producing. The old vineyard has been removed and is ready
for planting a new one!

The land is irrigated by runoff from the Andes through a series of canals.
Every 8 days the water flows through the canals and gates to the farm.
The water flow is extraordinarily high and only lasts for 4 hours and
10 minutes, cutting down on irrigation time.

The house originally was a 4 room brick farm house. The old stucco was
completely removed, inside and out, and replaced fresh. The floors were
re-cemented as required, new ceramic tile throughout, and the plumbing
and electricity completely redone. All new fixtures, doors, windows
. . . everything! The roof had been recently replaced with a tin roof.

The new addition has one very large master bedroom and a modern bathroom.
The bedroom had two huge built in closets. The bathroom has a tub,
shower, toilet, bidet, sink. There is a laundry room with a washing machine
and a 120 liter hot water tank. The house is freshly painted inside and
outside. Two propane tanks convey with the house.

A wood-burning stove supplies heat, a ceramic-tiled covered gallery
(porch) runs the length of the house, and a ceramic-tiled walkway circles
the house.

The house can come furnished, subject to negotiation.

A 2 room brick galpon (shed) has electricity and a new roof. One room is
for storage and the other a wood working shop. There is a well, and water
is pumped from the ground to an overhead, 1,000 liter tank.

The house has a security system.
