This winery, located in the grape-growing region of San Rafael, Mendoza, is just waiting
to be exploited as a tourist wine stop, with ample space for tour bus and car parking.

Few wineries offer as much un-tapped potential as this gem in the rough, located on
Provincial Route 143 where nearly all the traffic passes to and from Buenos Aires. The
winery grounds would serve perfectly as an outdoor wine garden with very little investment,
and the winery already has space indoors that was specifically built for wine-tasting events.

HEALTH PROBLEMS FORCE SALE

The winery has been in full production until this past season, due to health
problems suffered by the owner. He realizes he can no longer run the winery
entirely by himself, and has reduced the price to achieve a quick sale prior
to the upcoming wine-making season in early 2014.

PRODUCED AWARD-WINNING WINE

This fully operating winery has wine tanks totaling 1.3 million liters, and in recent
years has elaborated more than 700 tons of fine wine grapes. The winery participated
in the Concurso Internacional de Vinus y Licores, winning the coveted Double-Gold
Medallion for their Merlot, plus another gold and silver medal for other varietals. The
sale includes two registered labels, one of which is for food products.

VINEYARDS HAVE DRIP IRRIGATION

The sale includes all equipment, an export license (which might need to be renewed), a
total of 6 hectares (nearly 15 acres) which includes about 5 acres planted with young Malbec,
Petit Verdot and Asperan Buchet. It has an expensive drip irrigation system installed.

MANAGER'S HOME & ALL EQUIPMENT INCLUDED

The manager's home on the property -- with three rooms and one bathroom -- could
also be used as the owner's abode if desired. The winery has an Internet tower and is
served by municipal water. In 2010 a brand new well was installed, and an electronic
scale for grapes deliveries was upgraded.

CORPORATE STRUCTURE ALREADY IN PLACE

The winery is owned by an Argentine corporation (SRL) which can be transferred to the
buyers upon sale, which is an easy way to jump into business immediately and bypass
the many hurdles that you might normally face in launching a winery from scratch.
