600 Hectares (1480 Acres) of Virgin Land near San Rafael: 1 Million Pesos (US$260,000)

This land is located on the highway between Mendoza and San Rafael, about 15
minutes from the city center. The soil is good, and extensive acreage next door
is owned by a consortium who has it planted in agriculture for bio-fuels. This
particular owner want to "net" 1 million pesos (US$260,000 at current exchange
rates), which means he expects the buyers to pick up associated closing costs. There
are no water rights attached to the deed (since this property is on higher ground
than the irrigation canal system, however well irrigation is permitted and depths are
very reasonable. I spoke to the chief of well irrigation for the Department of Irrigation,
who knows this property, and says excellent irrigation-quality water can be reached at
a depth of about 50 to 80 meters if drilled in the right location according to their studies.
The farm next door is irrigating their property adequately with just one well, despite the
fact that they drilled in the wrong place. Aquifers are extensive, and profit from river
seepage. I've seen the engineering study from the well next door and the water quality
is nothing less than excellent.


30 Hectares (74 Acres) in Vineyard and Orchard: US$180,000

This farm located about 35 minutes from San Rafael on the highway to Buenos
Aires has 17 hectares (42 acres planted in table wine grapes, cabernet sauvignon,
reisling white grapes, fortuna peaches and some plums). Includes a worker's house,
irrigation well, brick barn and tractor with implements. The balance of the land can
be put into production. The owner will accept US$70K down an the balance of
payments over a period of about one year.

Below Installation Cost (Cabernet & Syrah): US$250,000

This farm about 25 minutes from San Rafael includes 64 acres of wine grapes,
primarily cabernet sauvignon and syrah, with 30 acres under netting. The
property is priced at about 1/2 the land value and cost to install 64 acres of
vineyard. Includes a worker's house, barn, irrigation well without pump or
motor, tractor with implements, etc. There is an additional 60 acres of unused,
but plantable land. All grapes are mature and in full production. Value of the
property on a "cost basis" is in excess of US$600,000 -- which means figuring
in land value, tractor and buildings, cost to install the vineyard with netting
if that were done today, and the five years of maintenance you would need
to bring the vineyard into full production.

The owners have too many other businesses, are not managing the property
properly, and have discounted for a quick sale. Established fine wine vineyard
at less than $4,000 an acre (with 60 acres of additional land) is a rare find. In
total, the property is priced at $1,900 per acre.


New Vineyard, Weekend House with Pool, Worker's House, Etc.
Just Under 40 Acres in Total Land Area - 450,000 Pesos (US$122,000)

This farm is located on a paved road about 15 to 20 minutes from San Rafael.
Features include a weekend-home with 15x32-foot pool (which need some finishing),
a worker's house, a tractor with implements, horse and mule, etc..

A fine-wine vineyard totalling 10 acres in malbec and bonarda grapes is about
three years old, and should have first production this year.

Another 3.5 acres have been installed with posts and wire, and ready for vines to
be planted. An additional 25 acres are leveled and ready for planting, and work has
been done on holding-pond for irrigation water, but has not been completed.




Small Pretty Farm with House - US$24K Negotiable

This is a small farm with a nice park area, a house with attached brick barn which
can be renovated, and fallow land for planting or pasture. The size is about
three or four acres, but difficult to tell without a new survey since it is being
separated from adjoining land where a new peach orchard is going in.

There are about 10 mature olives trees, some mature pear trees, a fig tree,
numerous quince trees, and many ornamental shade trees. The property is
bordered by tall poplars on three sides. Hundreds of wild asparagus plants Rushing canals border the property on two sides, and the farm is located on
a quiet, peaceful dirt road about 22 miles from San Rafael, and not far from

This farm in Los Claveles has 5 hectares (12.5 acres) of cabernet sauvignon

This winery, located in La Llave about 30 minutes from San Rafael, is totally surrounded
by vineyard on a paved road in a quiet area. Grapes are mixed common table wine
grapes. The winery is not operating at the moment, but registered with the wine
institute for operation. About 1/2 of the equipment for wine making is on site. There
are four huge wine tanks of 500,000 liters each, and 40 more tanks of various sizes.
The cement tanks are coated with epoxy. Includes a worker�s house. Best-priced

This farm has approximately 75 acres in vineyard, with varieties ranging from
common table-wine grapes to fine wine grapes. In 2008 it produced a total of
800,000 kilos of grapes, which the owner elaborated into 500,0000 liters of
wine (translating into 660,000 750ml bottles). Gross income is well over
US$115K per year.

About 47 acres are mxed table-wine grapes, 15 acres are pedro jimenez white grapes,

This farm, formerly in vineyard, orchard and annual vegetables, has been abandoned for more
than 30 years and used to be a picture show-piece. The soil is good, and it still has a huge
brick barn in good shape, and an irrigation well missing the pump and motor. The property has
a nice view and is terraced, with about 80 large mature olive trees which run through the middle
of the property on both sides of an internal road. Approximately one-half square kilometer, it has
electric on two sides of the property and could be sub-divided. There is an old worker's house on
the land which is occupied but in a very bad state. Two other houses -- previously quite nice -- are
not worth a cent. There are also some quince trees and some figs. The farm is located in Calle Larga,
about 25 minutes from San Rafael, just a kilometer off the main highway to Buenos Aires. Both
sides of the farm are fronted by dirt road. It has full water rights.
