This 34.5 hectares (85 acres), actually comprises 4 separately-titled farms on the
same road, and included 12 acres in malbec and cabernet sauvignon fine wine grapes
which are approximately two years old.

It is located in Colonia Elena, about 20 to 25 minutes east of San Rafael.

There is a two-story brick pumphouse, a state-of-the-art drip irrigation system with
a 2.5 acre man-made lake to aid the drip irrigation system, and a deep irrigation well.
The farm also has full water irrigation rights from the adjoining canals, which are
titled according to deed.

The vineyard is fully netted, and there are 2.5 acres of mature apricots on one of the
parcels which also has a worker's house. There is ample land to plant another 70-plus acres,
and more than enough good water to serve it. The current drip system was designed to
handle a total of 50-plus acres.

Right now the owner has a small plantation of tomatoes on the property to help with
expenses. He harvests these to sale to Buenos Aires as fresh table produce, as
opposed to canning, which fetches lower prices.

As current vineyard installation costs, I estimate it would cost in excess of US$200,000
to install the vineyard with netting, dig the lake and irrigation well, and install drip
irrigation on this particular property.

The owner may entertain some partial owner financing over a short period of time.
