This property, formally planted in alfalfa and currently serving as cattle pasture, is underpotentialized but needs work to get agriculture underway.

It is located on a paved highway on two sides, has three entrances, electric running along the property and three wells. The three creeks running through the land can also be tapped for irrigation, and have been in the past. There is a major canal running through it, and rights of irrigation. Years ago one of the creeks was dammed to create a lake of more than 10 acres, which was stocked with trout and used for boating and recreation. The basics of the lake still exists, and could be reinstituted.

There are two old brick houses on the property, one of them occupied by a caretaker, but neither in very good condition. Both could be renovated, and can serve as caretaker's housing, but would not be the kind of houses most owners would want to live in. This is practically virgin land for the most part, since it has been fallow for so many years, and some of it is best suited for cattle. However, it can also be planted in vineyard, olive groves, fruit orchards (apricot, peaches, plums, pears, etc.) or in annual vegetables, or returned to alfalfa.

The price per acre is almost unheard of in this area for agricultural land with water rights so close to San Rafael (25 kilometers) on a major road.
