100-Acre Finca in La Llave (San Rafael), Argentina

This finca in La Llave, located about 30 minutes from the city of San Rafael, has a lovely mountain view and has about 7 acres planted in Fine Wine Grapes and Common Grapes. There is a caretaker's house with adjoining barn, and a tractor (value US$3,000) is included with the property. The fine wine vineyard (about 3-1/2 acres) is a new vineyard planted in Syrah grapes, and will not be in full production for another year. The common grape vineyard is well established and in the parral style. Production for this coming harvest season is estimated at about 50,000 kilos for the entire property, which at last year's prices would be a gross income of about 15,000 pesos or US$5,000. There is additional land to plant man more acres of grapes, olives, plums, peaches or other fruit trees, or such crops as tomatoes, alfalfa, etc.

The house has electric and is served by well water. There is also a large irrigation well with working pump, valued at about US$15,000. The property also has water irrigation rights from the local network of canals. Of the 100 acres, about 45 acres (including the current vineyard) are suitable for planting. The remaining 55 acres are lowland and useful only for pasture land (animal grazing, etc.). Property taxes and water irrigation fees are less than US$500 per year.
