2,500 Acres - Alfalfa & Campo Land
15 Miles from San Rafael: US$1.5 Million

This farm in Colonia Espanola is 10 acres of farmland which
hasn't been farmed in many years. The soil is good, and currently
most of the property is being used as pasture. There are a lot of
vineyards and orchards in the area, some of them spectacular.

The farm is down the road from the Estancia El Globo -- the huge
and impressive vineyard and olive operation partially owned by the
ex-president of Argentina.

This is a good starter finca, or a great buy-and-hold property
since expenses would be minimal. There are a few stands of poplar
trees, and a couple of olive trees, but other than that the
finca is awaiting tractor work and planting. It would be suited
for vineyard, fruit orchard, olives, annual vegetables and would
make a nice home site.

PAVED ROAD, ELECTRIC & CITY WATER
The farm is located on an asphalt road with bus service to San Rafael,
and there is electric at both ends of the property. There is also
municipal water at the road, and full water irrigation rights.

Current expenses are US$20 per year in property taxes and US$75
per year in water irrigation fees for a total of less than US$100 per year.
